Sound Abatement of Ceiling and walls: Within the five unit floor plan, there are only four walls of which are contiguous (shared walls). In addition to the 2 X 6 framed and insulated walls with 5/8 inch sheetrock, we added an additional 5/8 inch sheetrock on both sides of the wall. This gives each contiguous wall 1 ¼ of sound insulation on each side. 

Between the floor plates (1st and 2nd floors) we applied 8 inches cellulose insulation and add 5/8 inch additional sheetrock. This gives us ¾ inch 2nd floor sub floor plus 8 inches insulation plus sound channel plus 1 1/8 inch if sheetrock between floor and ceiling. Estimated STC OF 52 to 54. Eight inches of concrete separate the 1st floor from heated garage, party room and sauna. Illustrations available upon request.

Rooftop: The old tar and gravel roof was completely removed, including all insulation. We felt it would be best to replace the roof system completely with a “Green rated” white membrane roof. This roof system carries a 20 year manufactures warranty.

Stucco: We choose to stucco the building 2nd floor and balconies with“Carrera Stucco System." This system is designed to move with the changing seasons of Minnesota. This system carries a 10 year manufactures warranty.

Balconies: We removed and replaced all joust and hangers that were not in perfect condition. Replaced all decking and trim with cedar and covered the under-deck with steel soffit. All columns were replaced with fluted aluminum. Structural engineer was hired to consult.

Chimneys, The chimneys have been tuck pointed and repaired .
